Forte is a large twin tower Residential Development by Emaar and designed by Nikken Sekkei. Is ideally positioned in the heart of the Opera District in Dubai Downtown along the Sheikh Mohamed bin Rashid Boulevard.
The development has 918 apartments and 9 retails and consists of two towers of 44 and 72 floors and several podium levels that includes retails and several sport and entertainment facilities.
Emaar engaged PRD to be the Survey Consultant for this project since the initial design stages. We first completed the registration in Oqood to allow off-plan sale, we prepared the marketing material and the units details for the Sale and Purchase Agreements, and then we prepared the final registration of the units with the title structure.
The building is connected via a bridge to the Burj Crown building, and Forte residences have pedestrian and vehicular access to Burj Crown making the two buildings highlight integrated. In addition, the basement levels of Forte have large portions that host facilities designed for the management of the hole Downtown district, including offices, storage facilities and loading docks. This includes a tunnel that connects Al Mustaqbal Street with to the Burj Park and Fountain that allows facilities and emergency vehicles to bypass the Boulevard to reach, the underground car park and the Opera Plot.
In creating the management plans and the tile structure we kept note of these unique integrations to provide a correct title subdivision and to facilitate definition of the Downtown Masterplan.
We subdivided the property into two components, a residential and a retail component, to allow the retailers ownership of their dedicated facilities. All the residential and retail units obtained units’ title deeds.
