The Vida Dubai Marina and Yacht Club is a mixed-use development constructed on the former Dubai Marina Yacht Club plot, at the Dubai Marina.
The high-rise tower is located on the waterfront Promenade and includes the Dubai Marina Yacht Club, 362 residential apartments, and the Vida Dubai Marina Hotel with 158 rooms and its selection of retails, restaurants, and facilities. Positioned at the heart of the Marina this is a perfect social and dining hub with stunning vistas on the surrounding.
Emaar engaged PRD to be the Survey Consultant for this project since the initial design stages. We first completed the registration in Oqood to allow off-plan sale, then we carried out the slab checks during construction, and we did the DDA third party registration, and finally registered the title structure.
In the title structure we subdivided the property into three components. Given the unique nature of the Yacht Club that service all the marina we requested the Land Department to register this portion of the building as a volume obtaining a volume title deed. We also applied a volumetric subdivision to the Hotel, and we chose to keep the retails part of this volume to avoid the fractioning of the asset. The apartments obtained the relevant units’ title deeds.
The project is highly integrated at the street and Promenade levels providing amenities and facilities that can be accessed and enjoyed by the wider Marina community. In creating the management plans we kept note of this unique characteristic to facilitate their integration into the Marina Masterplan.
