The Jumeirah Gate building, also known as The Address Beach Resort, is a mixed development designed by Killa Design and located at the end of the JBR beach, Dubai Marina.
The 77-story building includes 474 residential apartments, 445 hotel apartments and the Address Beach Resort with its wide selection of retails, specialty restaurants, all-day dining, bars, pool decks, beach access, and infinity pool.
PRD has been involved in this challenging project in quality of Survey Consultant from the initial design stages to the end. We first completed the registration in Oqood to allow off-plan sale, then we registered the title structure. Finally, we were chosen to be the Survey Company that certified the height of the level 77 infinity pool for the Guinness Book of Record as the highest infinity pool in the world.
In the title structure we subdivided the property in three components applying a volumetric subdivision to the Hotel that obtain a volume title deed, we choose to keep the retails part of the hotel volume to avoid fractioning the ownership of this important asset. The serviced apartment component and residential apartment component were issued with the relevant units’ title deeds while the retails and F&Bs were then registered in Ejari to facilitate rentals of the spaces.
